Landchoice Community Housing

Affordable Housing Provider & Real Estate Agency 

Managing affordable housing involves the standard property and tenancy management responsibilities of managing any rental property along with some additional responsibilities around setting rent, letting properties to eligible households and meeting the requirements of the relevant affordable housing program. 

It’s important to remember that affordable housing properties developed under the Affordable Rental Housing SEPP must be managed by a registered Community Housing Provider and must be rented as affordable housing for a period of15 years. 

We are a registered Community Housing Provider, meaning we can manage your affordable housing property. 

Affordable housing

Affordable housing offers a secure housing alternative for households who might struggle with private market rents, with rent discounted by an average of 20%. Relevant applicants will need to meet key eligibility criteria, which may vary between properties. This type of housing aims to fill the gap between social housing and the private rental market.  

 

Examples of affordable housing programs include properties delivered through the Affordable Rental Housing State Environmental Planning Policy (AHRSEPP) and the National Rental Affordability Scheme (NRAS). 

Affordable housing is needed because as housing costs in Australia continue to rise at a faster rate than the average income rises, many low-to-moderate income earners are being left behind. Unable to keep up with housing costs, these people are inevitably forced into housing stress. 

Affordable housing is targeted for working people earning a low-to-moderate income and is priced so that these households can afford other living costs including food, utility bills, health care and transport.

Affordable Housing State Environmental Planning Policy 

Provides for more affordable homes, more choice of homes and new types of homes to meet these changing needs.

The State Environmental Planning Policy (Affordable Rental Housing) 2009 (AHSEPP) encourages investment in new affordable housing by:

• Providing floor space incentives for villa. townhouse and residential flat building development projects in accessible locations where these uses are already permitted, if the projects include affordable rental housing. 

• Setting clear standards for developing new affordable housing projects.

• Ensuring affordable rental housing is designed to be compatible with its locality.

 

What is the difference between affordable housing and social housing? 

Affordable housing is not the same as social housing. Properties delivered as affordable housing are open to a broader range of household incomes than social housing, so tenants can earn more income and still be eligible. 

Rent is calculated differently and there are different tenancy arrangements. Social housing properties are only offered to applicants on the NSW Housing Register, whereas affordable housing is open to all applicants and does not require a waiting list. 

 

Essential Worker Affordable Housing

Essential workers who may be eligible for this type of housing include people who work in essential industries such as aged care, health care, education, emergency services, law enforcement and childcare.
